What Do You Want?

What features do you want in your dream home? How many bedrooms and bathrooms? Do you want a free standing home or an apartment? Do you want a swimming pool? A garden? An alfresco living area? A family room? An open floor design or a traditional floor design? Once you know what you want, then you can start looking for it.

Market Research

Now that you know what you’re looking for, start researching prices. How much have homes that have what you want sold for in the last year? Talk to agents. Attend a few real estate auctions.

Suburbs and Neighbourhoods

What suburb do you want to live in? What neighbourhood? Look for reasonable prices with the potential for long term capital growth. Is a new freeway or other infrastructure going to be built nearby in the next five years or so? Does a major corporation plan to build a facility nearby? How about medical facilities? Amenities such as a burgeoning entertainment district? All of these will raise demand and therefore raise prices.

No Snags, Please…

If you have found your dream home, the last step is to make sure that there are no “snags.” For example, you could have a beautiful ocean view, only to find out that a large apartment complex is going to destroy that view in two years.
