The latest REIWA report confirmed what mortgage brokers in Rockingham and Baldivis have known for a long time: Baldivis now has the busiest and strongest housing market in the Perth area. There are some great reasons for that.
What Makes Baldivis Great
Baldivis is a family-friendly suburb that has a lot of land to be developed. The Kwinana Freeway provides direct access to the Perth CBD. Baldivis is close enough to the Indian Ocean to partake of its recreational opportunities but far enough away that land prices are lower. It is close enough to Perth to enjoy big city amenities but far enough away that one can escape the hustle and bustle of capital city life.
The people of Baldivis make it one of the most family-friendly cities in Australia. Baldivis has become a haven of sorts for families who want to raise their children in a friendly city. Affordable housing and a family-friendly environment have attracted even more families and made it even more family-friendly.
What the Numbers Say
Baldivis ranks number one in land development activity. It is also number one in land sales. First home buyers especially like Baldivis, as it is also number one in first home buyer sales. Baldivis came in number two behind Canning Vale in established home sales.
According to the Executive Director of Research at REIWA, Stewart Darby, Baldivis is at the top of a lot of the metrics that determine land activity and housing activity. In 2003, the median lot price was $91,500. It would reach a pre-Global Financial Crisis (GFC) high of $235,000 in June of 2007, followed by a decrease to $175,000 in June 2009. Currently, the median price is $225,000.
