Not all renovations were created equal. You might think a splash of paint here, a new cupboard there and a little tidy up will help bring you much needed profit but that isn’t always the case.
Potential buyers want to see that there has been some substantial investment in the property and for a lot of them the idea of not having to upgrade any time soon is a major drawcard. I know what you’re thinking – I can’t afford to renovate the entire house! Don’t worry, there are certain parts of your property that can be prioritised to attract buyers. Here are just a few:
- The Kitchen. Once a buyer steps into a newly renovated kitchen with fresh appliances and a clean, crisp layout, it will be hard for them to say no.
Before you start thinking that a kitchen upgrade is going to cost you an arm and a leg, slow down. Investing in new plumbing, tiling and electrical will probably set you back about $10,000 but the payoff is worth it once you have an interested buyer!
Of course you could fork out for a new bench top, in built appliances and all the gadgets but you don’t have to do the whole thing to achieve a modern and clean look. Buyers today are looking for a hassle free kitchen experience, if your property can provide that, you’re already on your way.
2. The front entrance, foyer. It’s fair to say that first impressions are pretty important when it comes to selling property. It might not be the first thing you think of renovating when you go to sell but it should be high up on the list.
Providing potential buyers with an appealing and welcoming entrance will create a positive experience from the get-go. You could go as far as a new door, tiling, doorbell and windows or you could spruce up what you already have with smaller upgrades like rugs and air fresheners.
A new door and letterbox that look both modern but homely will do wonders when you go to sell.
3. Painting. What do your walls say about you? If they look like they belong in the 1970’s, it’s time to re-paint. Whether you want to go for a more down to earth tones or keep it simple and bright with whites, a fresh coat of paint breathes new life into your walls. Whether you’re selling in Kwinana or Baldivis, buyers always appreciate newly painted walls and have been known to spend more on freshly painted houses.
So as you can see, you don’t need to break the bank to renovate your home. There are some cheaper options that can still have that ‘WOW’ factor and impress potential buyers.
