The field of business finance has undergone a lot of changes over the years, both in Kwinana and across Australia. One of the more inspiring trends as of late is the emergence of women as industrial real estate investors.
Lillie Cawthorn, who has a multi-million dollar industrial real estate portfolio, is based in Sydney. She owns an industrial property management firm that manages assets valued at $550 million. She says industrial property is more affordable than houses and is becoming more enticing to investors for that reason.
According to Ms Cawthorn, commercial investors are generating returns between 7% and 10%, while residential properties usually provide yields of 2%-5%. Of the industrial properties managed by her firm, 30 are currently owned by women.
According to a recent piece in Perth Now, a 50 sqm warehouse in Alexandria sold for $216,000 in October and generates $290 per sqm in rent for an annual return of 7%. Another Sydney-area warehouse sold in November for $12.4 million. It generates $852,000 per annum, which adds up to a net yield of 6.87%.
By comparison, the average residential property in Sydney generates a yield of 3.2%.
